In the second half 2026, the most expensive apartment sold was an apartment in Skopje’sCentar Municipality, at a price of EUR 3,784 per square meter.
The real estate market in Macedonia is showing significant activity and stable growth, according to the latest data from the Register of Prices and Rents for the second half of 2025.
According to the report, a total of 17,603 transactions were registered in the period from July to December 2025, which is an increase of 11.6% compared to the first half of the same year.
As expected, the majority of purchases are concentrated in the capital. The CentarMunicipality stands out with extreme prices for apartments, where the highest maximum of MKD 232,722 (EUR 3,784) per square meter was recorded. On the other hand, the lowest price per square meter in Skopje was recorded in the Chair municipality and amounted to MKD 19,543 (EUR 318).
TheAerodrom municipality continues to be one of the most popular locations for purchasing a residential unit. Up to 240 apartments were sold in this part of the city, with an impressive increase in the average price of as much as 27% compared to the previous year. The average price of a new apartment from an investor in Aerodrom for this period amounted to MKD 72,631 (EUR 1,180) per square meter.
