Most expensive apartment sold in Aerodrom for EUR 166,500, most expensive house for EUR 1,500,000 in Centar municipality

The real estate market in 2025 recorded significant activity with a total of 33,381 transactions, which is a growth of 7.6% compared to 2024

The real estate market in 2025 is stable, active and attractive for investment, with a clear dominance of urban areas and positive economic trends, shows the annual report released by the Register of Prices and Rents for the Real Estate Market of the Real Estate Cadastre Agency.

Apartments remain the most dominant segment of the market, accounting for 33% of the total number of purchases and as much as 48% of the total market value. Although the number of apartments sold decreased by 3.9%, their value increased by 10.8%. The most active municipalities are Centar, Aerodrom and Karposh, which also have the highest average apartment prices of 1,692 euros/m²; 1,558 euros/m² and 1,419 euros/m².

The most expensive apartment was sold in Aerodrom for EUR 166,500, and the most expensive house was sold in the Municipality of Centar for EUR 1,500,000. The most expensive office space was sold in the Municipality of Centar for EUR 6,800,000. Moderate growth is forecast in 2026 with increased interest in investments and continued growth in leases.

The real estate market in 2025 recorded significant activity with a total of 33,381 transactions, which is a growth of 7.6% compared to 2024. The total realized financial value of the market is 1.14 billion euros, which is a growth of 12.9% compared to 2024.
