The country’s real estate market saw moderate growth in activity during the first half of 2026, with 16,126 registered transactions—a 2.2 percent increase compared to the same period the previous year. Of these, 11,395 were sales and 4,731 were leases; the total value of sales reached €625.7 million, up 21.3 percent from the first half of 2025. Apartments, along with agricultural land and forests, accounted for the largest share of sales, while apartments also represented the category with the highest total transaction value.
At the same time, average apartment prices rose in several municipalities, and the total value of monthly rents increased by 29.4 percent. The highest price per square meter for an apartment was recorded in the Municipality of Centar at MKD 206,640 (approximately €3,360 per square meter); this involved a 50-square-meter apartment sold for €168,000, according to data from the Real Estate Market Price and Rent Registry for the first half of 2026.

In the first half of 2026, the highest sale price per square meter for an apartment was recorded in the Municipality of Centar, amounting to MKD 206,640 per square meter. According to the report, the apartment has a total area of 50 square meters, comprising 46 square meters of living space and four square meters of ancillary space. The total sale price, as stated in the notarial deed, is 168,000 euros.
The highest sale price for a house was recorded in the Municipality of Karposh, with a total value of EUR 1.5 million. The house is situated on a plot of land measuring 1,731 square meters, with a building area of 575 square meters.
The highest sale price for commercial space was recorded in the Municipality of Aerodrom, with a total value of EUR 6,798,924. The commercial space has a total area of 3,478 square meters.
